Fescue is a cool-season grass — which is unusual for Upstate SC. Most homes here are best served by Bermuda or Zoysia. But for properties under mature oaks, north-facing slopes, or yards with significant tree canopy, no warm-season grass will hold up. Fescue will.
It also stays green in winter — when every warm-season lawn around it has gone brown and dormant. The trade-off is summer stress. Fescue can struggle in extended heat without proper watering, and it doesn't repair as aggressively from wear. For the shaded properties where it belongs, though, nothing else compares.
